Lisbon vs Porto: Property Prices Compared (2026 Data)
26 Oct 2026
Lisbon vs Porto is the most common question buyers ask when they look at Portugal. For property, the short answer is that Porto is about 26% cheaper per square metre than Lisbon. As of 26 October 2026, homes for sale in Lisbon are listed at an average of €7,751/m², against €5,737/m² in Porto. Rents follow a similar pattern: €24.9/m² a month in Lisbon and €18.6/m² in Porto.
The figures come from imdice, which combines listings from Idealista, Imovirtual, RE/MAX, ERA and Casa Yes. Duplicates are removed, so a flat advertised on three portals counts once. The data covers about 15,000 homes for sale in each city, plus 6,700 rentals. The prices are asking prices, not completed sales (see the methodology).
Key takeaways
- Is Porto cheaper than Lisbon? Yes. Porto is 26% cheaper per m² to buy and 25% cheaper per m² to rent. The average home costs about €669k in Porto and €926k in Lisbon.
- The biggest gap is in small flats. Studios and one-bedroom flats are about 31–32% cheaper per m² in Porto. For three-bedroom homes the gap narrows to 22%.
- Under €300k, Porto has four times more choice. It has 2,358 homes with at least one bedroom at that price, against 582 in Lisbon.
- Rental yields are almost the same. Gross yields are about 3.9% in both cities, because Lisbon's higher rents offset its higher prices.
- Porto's most expensive area costs less than the Lisbon average. Foz do Douro averages €7,504/m², below Lisbon's city-wide €7,751/m².

The two cities have almost the same number of homes for sale, but Lisbon has about two and a half times as many homes for rent. So tenants in Lisbon have more choice, and landlords more competition: a larger share of Lisbon rentals have already cut their asking rent (13% against 10% in Porto).
Buying: price per m² by home size
The 26% average hides a pattern. The smaller the home, the bigger Lisbon's premium.

Lisbon's studios and one-bedroom flats are the most expensive homes per m² in either city. These are the units investors and short-let operators compete for in central parishes. In Porto, small flats cost about the same per m² as larger homes, so buyers pay little extra for a smaller unit.
For a typical T2, the difference is about €200,000: €698k in Lisbon against €501k in Porto. For T3, Porto's average jumps to €885k. That is only 8% below Lisbon, because larger homes in Porto are concentrated in expensive areas such as Foz and Boavista.
What your budget buys in each city
| Budget | Lisbon | Porto |
|---|---|---|
| Up to €300k, T1 or larger | 582 homes, avg €260k, €6,002/m² | 2,358 homes, avg €265k, €4,827/m² |
| Up to €500k, T2 or larger | 2,541 homes, avg €401k | 3,817 homes, avg €386k |
| Rent up to €1,200/month | 660 homes | 1,055 homes |
At €300k, Lisbon has few options left. Buyers are limited to small flats, often in outer parishes or in need of renovation. In Porto the same budget opens up four times as many homes. With €500k and a two-bedroom target, both cities have plenty of supply, but the homes on offer are very different (see real listings below).

Neighbourhood prices: the most expensive and cheapest parishes
City averages hide big local differences. Lisbon has 24 parishes (freguesias) and Porto has 7, so the cheapest parts of Lisbon overlap with the expensive parts of Porto.
Lisbon: most expensive and most affordable parishes
| Most expensive | €/m² | Most affordable | €/m² |
|---|---|---|---|
| Santo António | €9,765 | Santa Clara | €4,936 |
| Parque das Nações | €9,498 | Olivais | €5,510 |
| Avenidas Novas | €9,035 | Penha de França | €6,193 |

| Belém | €8,448 | Ajuda | €6,377 |
| Campolide | €8,243 | São Domingos de Benfica | €6,584 |
Lisbon's most expensive parishes are the central ones around Avenida da Liberdade (Santo António), the business district (Avenidas Novas) and the modern riverside of Parque das Nações. Other well-known areas sit in the middle of the range: Misericórdia (Chiado, Bairro Alto) at €8,192, Marvila at €8,111 (lifted by new riverside developments), Campo de Ourique at €8,037, and the historic centre of Santa Maria Maior at €7,725. The most affordable parishes are in the north and east of the city.

Three comparisons stand out:
- Porto's most expensive parish is cheaper than the Lisbon average. Seaside Foz do Douro (€7,504/m²) is below Lisbon's city-wide €7,751/m², and about 23% below Santo António.
- The historic centres differ by about 24%. Porto's UNESCO-listed centre averages €5,903/m², against €7,725/m² in Lisbon's Santa Maria Maior (Baixa, Alfama, Castelo).
- The lowest prices are similar. Lisbon's Santa Clara (€4,936) and Porto's Campanhã (€4,652) and Paranhos (€4,834) are all within about 10% of the national average of €4,463/m². Price parity is found at the edges of each city, not in the centres.
Renting: average rent and rental yield
Renting is also cheaper in Porto, by about 25% per m² and 36% per month. The monthly gap is wider because rental homes in Lisbon tend to be larger and more central.
| Lisbon | Porto | Porto vs Lisbon | |
|---|---|---|---|
| Average rent, all homes | €2,291/month · €24.9/m² | €1,470/month · €18.6/m² | −36% / −25% |

Rental yield: Lisbon vs Porto
Gross yield is annual rent divided by price per m². On that basis, the two cities are almost the same:
- Lisbon: €24.9 × 12 ÷ €7,751 ≈ 3.85%
- Porto: €18.6 × 12 ÷ €5,737 ≈ 3.89%
The picture changes by home size. T1 flats yield slightly more in Porto (about 4.25% against 4.08% in Lisbon). T2 flats yield slightly more in Lisbon (3.76% against 3.59%). In both cities a typical T2 costs about 28–29 years of rent.
The main difference for a landlord is the size of the market. Lisbon has about two and a half times as many long-term rental homes on offer, so a landlord there competes with many more similar flats. That competition shows in the data: 13% of Lisbon rentals have already cut their asking rent, against 10% in Porto.
These yields are gross. They do not include IMI property tax, condominium fees, vacancy, management or income tax, so net returns will be noticeably lower.
How the two markets behave
| Indicator | Lisbon | Porto |
|---|---|---|
| Sale listings with a price cut from the first price | 5.1% | 2.0% |
| Homes for sale re-listed after being withdrawn | 456 | 155 |
| Average days on the market, sale | 17 | 15 |
| Portals per home for sale, average | 1.8 | 1.5 |
Source: imdice, live sale listings, 26 October 2026. "Re-listed" means taken down from every portal and later put back up.
What the numbers show:
- Lisbon sellers are more ready to negotiate. One in twenty Lisbon sale listings has cut its price, against one in fifty in Porto. Lisbon also has about three times as many re-listed homes: properties taken down and put back up, often at a new price.
- For buyers, Lisbon may offer more room to negotiate. Porto offers more choice for the money.
Duplicate listings are common in both cities. An average Lisbon home for sale appears on 1.8 portals, and a Porto home on 1.5, often with different agencies and sometimes at different prices. This is why imdice counts homes rather than adverts.
Real listings: what about €500k buys in each city
To make the comparison concrete, we looked at two-bedroom flats listed at €480k–€520k in each city during the week of 22–26 October 2026. These are snapshots: the homes may since have been sold or repriced.
Lisbon, around €500k:
- Santo António: T2, 101 m², building from 1988, energy class D, renovated, terrace. It was listed at €540k and cut to €510k.
- Alvalade: T2, 85 m², energy class D, €485k. The same flat is advertised by two different agencies on three portals.
- Lumiar: T2, 86 m², building from 1940, energy class F, fully renovated, top floor, €498k. It appears on four portals.
- São Domingos de Benfica: T2, 118 m², building from 1938, energy class C, €499.8k. It is listed by three agencies.
Porto, around €500k:
- Ramalde (Prelada): new-build T2 from 2026, energy class A, 2 bathrooms, parking, €484.5k.
- Ramalde: new-build T2 from 2026, energy class A, 2 bathrooms, parking, €499.8k.
- Ramalde: new T2 on the 9th floor, 98 m², lift, garage, balcony, air conditioning, €499.8k.
- Paranhos: new-build T2 completing in 2027, 120 m², energy class B, private garden, garage, €510k.
The difference is about what you get, not how many homes are available. In Lisbon, €500k usually buys an 85–100 m² flat in an older building, typically energy class D–F. In Porto, the same budget buys a new-build flat with energy class A or B, two bathrooms and parking, though not in the centre.

Lisbon or Porto: which is better for buying property?
There is no single winner. The data points to different choices for different buyers:
- On a budget under €300–350k: Porto. It has four times more homes, and a T1 costs on average €325k there against €521k in Lisbon.
- For space and a newer building at €400–600k: Porto. The same money buys a new-build T2 with parking instead of an older flat in Lisbon.
- For a buy-to-let: About the same. Yields are about 3.9% in both cities. Porto is slightly better for T1, Lisbon for T2. Lisbon's rental market is larger, but so is the competition between landlords.
- For a central, prestige location: Lisbon, but expect €8,000–9,800/m² in Santo António, Avenidas Novas, Estrela or Parque das Nações.
- For negotiation room: Lisbon. More than twice the share of listings have cut prices (5.1% vs 2.0%).
- For seaside city living: Porto (Foz). At €7,504/m² it is still below the Lisbon average.
The cost of living follows the same direction. A typical T2 rents for about €550 a month less in Porto than in Lisbon (€1,469 vs €2,016). That gap matters as much as purchase prices for anyone relocating to Portugal.
