The centre (Santo António, around Avenida da Liberdade, plus Misericórdia, Estrela and the old town of Santa Maria Maior) is the most expensive. The northern parishes, Lumiar, Benfica and Santa Clara, are the cheapest. For a T1, Penha de França, Benfica and São Domingos de Benfica come in at around €1,200–1,300 a month.
Cheaper towns next to Lisbon
Many people rent just outside the city, in towns with a metro, train or ferry link to the centre:
| Municipality | Homes for rent | Average rent | €/m² a month |
|---|---|---|---|
| Amadora | 243 | €1,394 | €17.9 |
| Odivelas | 276 | €1,698 | €18.5 |
| Loures | 284 | €1,741 | €18.3 |
| Almada | 533 | €1,740 | €18.5 |
| Seixal | 202 | €1,633 | €16.9 |
| Barreiro | 90 | €1,254 | €15.8 |
| Oeiras | 628 | €2,392 | €21.1 |
| Sintra | 486 | €2,279 | €18.7 |
| Cascais | 1,602 | €4,223 | €27.2 |
Per square metre, Amadora, Seixal and Barreiro are roughly a third cheaper than Lisbon. Cascais, on the other hand, costs more than Lisbon itself.
Tips for renting in Lisbon
- Move fast. A rental in Lisbon stays listed for about 15 days on average; good flats at a fair price go in a few days.
- Asking prices do come down. About 13% of Lisbon rental listings have already cut their price. If a home has been listed for weeks, there is room to negotiate.
- Don't look at the same flat five times. One home is often posted on several portals, sometimes at different prices. imdice shows it once, with every source and its price history.
- Compare with the parish, not the city. €1,600 for a T1 is average for Lisbon, but expensive for Benfica and cheap for Santo António.
