T0, T1, T2, T3: what Portuguese property types mean and what they cost
26 Oct 2026
In short: the number after the T is the number of bedrooms. A T2 has two bedrooms plus a living room, a kitchen and at least one bathroom. A T0 is a studio.

Every Portuguese listing describes the home by its tipologia, and that is the first thing to understand when you search for a flat in Portugal.
What the letters and numbers mean
- T0 — a studio: one room for living and sleeping, with a kitchen (often open) and a bathroom.
- T1 — one bedroom plus a living room. This is what elsewhere is called a one-bedroom flat.
- T2, T3, T4… — two, three, four bedrooms, again plus a living room.
- T1+1, T2+1 — the "+1" is an extra room that doesn't count as a bedroom by law: usually too small, without a window, or in the attic. It works as an office or a guest room.
- V2, V3… — the same count for houses (vivenda or moradia). Many listings use T for houses too.
The living room (sala), kitchen and bathrooms are not part of the number. The number of bathrooms is listed separately, for example "T2 com 2 casas de banho".
In older listings you may still meet assoalhadas: the number of main rooms including the living room. A home with "3 assoalhadas" is usually a T2.

Look at the area, not just the T
Two T2s can differ a lot in size: one can be 60 m², another 110 m². Check the area in the listing and compare the price per m². Portuguese listings may give the área útil (the usable floor area inside the home) or the área bruta (measured with the walls and often balconies), and the second is always larger. A smaller home also costs more per m²: in Lisbon a studio is rented at €32.8 per m² a month, a T3 at €22.6.
